4 Questions You Must Ask Your Developer’s Ex-Clients

Buying a home in Karnal involves a huge investment. A home is not just a property that you simply buy, it’s a place where you build memories with your loved ones and expect to stay faithful to you for many years to come. You browse through the city to find the best locality that best suits your needs and zero upon a plot with a reasonable price tag. But there’s something that you fail to do – choose the right builder. The market is flooded with a mammoth of real estate developers today but not all of them are trustworthy. Hence, the best way to know whether you’re making the right decision is by taking to your builder’s ex-clients.

Have a formal meeting with them or speak over the phone and ask them questions which may influence your decision. Here, in this pose, we have listed some questions you must put forward on the table.

Were your original estimates correct?

One of the most important parts of an interview is to know whether they were satisfied with the developer’s overall work. And it certainly must involve asking about the correct estimates furnished. This will help you know about the quality of work done by the developer and whether he met the expectations of its clients in past. Enquire about the property’s advantages, flaws and of any discrepancies they faced after shifting in the property.

How much time did the developer take to hand over the project?

Obviously, you don’t want to wait for long to take possession of your property. Make sure of asking whether or not the developer met his deadlines, delivering everything promised. If the client says the developer failed to match the deadlines, you know what to do!

Were there any hidden costs that you were not told about?

This is one question worth asking. There are many fraud developers who do not disclose the actual property value – that involved the cost of the home and additional factors such as vehicle parking charges, maintenance cost, community charges, etc. Ask the client whether or not the developer disclosed all the costing details at the beginning of the deal. If not, it’s best to look for one who is more transparent in his dealings.

How well does the builder respond to calls?

When a builder does not answer calls or responds to your missed calls, it’s imperative that something’s fishy about him. Ask the client if the builder often did that or how he responded to usual missed calls. It’s also important to know how well the developer handles changes they suggested in the design structures or plans.

To have a good buying experience its best to opt for developers that are renowned. Many upcoming real estate projects in Karnal are being developed by eminent realty developers. It’s best to zero upon them rather than selecting a lesser known real estate developer in the market.
